My story

Balmes 28

It all started at Calle Balmes 28, in Barcelona.

It was my first address in the city: a 230 m² flat, half home, half office. Little by little, the agency took over the whole flat, then grew into a team of 25 people.

For fifteen years, I ran my own agencies as a broker. First Feelbarcelona – OXIS INVEST, for property owners in Barcelona. Then Localnomad, for owners in big cities such as Paris, New York and Miami.

Since 2022, I have worked as an independent agent, focused on buying and selling, where my experience brings the most value. In 2025, I joined the iad network to boost sales and international reach.

I know the market from every angle: seller, buyer, investor and tenant. This lets me understand any buyer, even the most demanding one.

Your sale, step by step

Seven steps, from our first meeting to the signing at the notary.

  1. Step 1: Valuation

I analyse your property, comparable real sales and the market in your area to set a fair, well-argued value.

    Request a free valuation
  2. Step 2: Pricing strategy

A price designed to attract serious buyers from day one, without underselling or overpricing.

  3. Step 3: Showcasing

I advise you on how to present your home at its best, with professional photos and videos, a floor plan and carefully written texts.

  4. Step 4: Marketing and distribution plan

Listing on the main national and international portals, presentation to buyers already registered with iad agents, and social media campaigns.

  5. Step 5: Viewings

Only with selected buyers whose financial capacity has been checked, at times that suit you.

  6. Step 6: Negotiation and deposit contract (arras)

I analyse every offer, check the buyer's profile and financial capacity, and defend your interests.

  7. Step 7: Notary

I am with you until the title deed (escritura) is signed and the keys are handed over.

When you sell

The 7 most frequent questions

How much is my flat worth?

A reliable value never comes from AI. My valuation combines three analyses:

  1. On-site visit: the property, its outdoor spaces, the building and the shared areas.
  2. Real sales: actual prices from the Spanish Notaries' database and the latest sales closed in your area.
  3. Market competition: a selection of similar properties for sale, analysed one by one, to position your future listing well against competing listings.

The criteria that change a property's value:

  • Location: the neighbourhood, the street and the surroundings.
  • Size and layout: the square metres, but also how well they are used.
  • Outdoor space: terrace, balcony or garden, depending on size and quality.
  • Floor and lift: a high floor with a lift is clearly worth more.
  • Condition: renovated, needing an update, or needing full renovation.
  • Light, orientation and views.
  • Building: its condition, the owners' association and its fees.

Each criterion is weighted. The result: a tailored, well-argued valuation report.

How much does a real estate agent charge?

In Spain, agency fees are usually between 2% and 5% (*) of the sale price. The percentage depends on the property's value and the services you choose.

Every sale is different, so I make you a personal proposal, fully transparent from the start.

(*) Spanish VAT of 21% not included.

What other costs and taxes will I pay?

When selling, the owner usually pays:

  • The plusvalía municipal, a local council tax on the increase in land value.
  • Capital gains tax, if you sell for more than you paid. If you are not a Spanish resident, the buyer withholds 3% of the price as an advance payment of this tax.
  • Mortgage cancellation, if you still have a loan outstanding.

Before your property goes on the market, I give you an estimate of what you will receive net.

For guidance only. Each case should be checked with a tax adviser.

Which certificates do I need to sell?

In Catalonia, at a minimum:

  • Energy performance certificate: required as soon as the listing is published.
  • Cédula de habitabilidad (certificate of occupancy): required at signing, with some exceptions.
  • Asbestos-free certificate: if the building dates from before 2002.

Depending on your case, other documents may be needed. I review your situation from the start and take care of them, so you arrive at the notary with no surprises.

How long will it take to sell?

We set the timeframe together, when we define the sales strategy.

  • If you need to sell fast: a price in line with the market and a good presentation attract serious buyers within a few weeks.
  • If you are not in a hurry: we can take more time, but it is a risky strategy. We know today's market, not the market in a few months, and it can get worse.

Once the deposit contract (arras) is signed, the notary signing (escritura) usually follows within two to three months, as agreed. If the buyer does not need a mortgage, two to three weeks can be enough, as long as all the legal documents are ready.

Can I sell if I live outside Spain?

Yes, and you can even start the process today, without coming to Spain. I take care of everything, from the valuation to the deed at the notary, and keep you informed at every step in English, French or Spanish.

With a notarial power of attorney, you can sell without being present on the day the deed (escritura) is signed.

What if my property has been on the market for a long time and is not selling?

There is almost always a clear reason: a price above the market, a poor presentation or not enough visibility.

I suggest a relaunch in three steps:

  1. Diagnosis: I take a critical look at your listing, the viewings and the enquiries you have had, find what is holding the sale back, and give you my honest opinion.
  2. Market value: I compare your current asking price with the real market value and check whether there is a gap between the two.
  3. New strategy: I rebuild the listing completely (price, photos, video and text), publish it on as many portals as possible, and present your property to other agents in the iad network and in Barcelona who may already have the buyer.

A well-executed relaunch always brings the first offers.
